How guests ask AI about stays
Guests describe a stay.
They don’t type names.
People tell an assistant what they are looking for: the area, the budget, the amenities, the feel of the place. It then recommends properties that match, usually without the guest ever typing a name.
Area
Near the old town, the airport, the beach, or a particular neighbourhood.
Kind of stay
Work trip, family holiday, a weekend for two, a group taking a whole house.
What it has
Pool, parking, pets, a kitchen, a lift, breakfast, a late check-in.
How it feels
Quiet, characterful, grown-up, good for children, easy on the budget.
What AI reads about your property
Most of what AI reads
about you isn’t yours.
An assistant builds its answer from many places, and your own website is only one of them. Reviews, booking listings, travel writing and local press all shape what it says about you.
Reviews and ratings
What guests wrote, on every site they wrote it, and how many of them there are.
Booking and directory listings
Your description, room names, amenities and policies on the sites you are listed on.
Travel writing and press

your guests see.
You can check your Google ranking any morning you like. You cannot see what an assistant tells a guest who asks where to stay in your town. Run a report and read the answers yourself, on ChatGPT, Claude, Gemini, Grok and Perplexity.

The fixes, in the order
that changes the answer.
We turn the report into a step-by-step plan, so you get named more often for the questions guests ask where you take bookings.
- 1
Fix what AI cannot find
The rooms, the amenities, the check-in times and the policies, written as text an assistant can quote.
- 2
Strengthen what sits off your site
The listings, the reviews and the guides, because that is where most of the answer comes from.
- 3
Say what makes you different
The courtyard, the heated pool in March, the late check-in, the thing guests mention unprompted.

What actually moves the answer

These are the things four independent studies of AI hotel recommendations link to being named, and roughly how much each appears to matter. The order is not the one most owners would guess.

AI has become part of how guests pick a destination and choose where to stay, and it happened faster than anything else in travel this decade.

Frequently asked questions
Why doesn’t ChatGPT recommend my hotel?
Because the answer is assembled from other people’s pages, and yours are thin on them. Kollective’s Boutique Hotel AI Visibility Index, an index of 28,600 AI answers across 100 destinations, found that a third of the properties named carried seven eighths of all the visibility. Tharro, studying 695 unbranded hotel searches, found that hotels’ own websites were cited less than a tenth of the time: the assistants leaned on booking sites, review sites and travel guides instead. So if your listing description is three lines, and your check-in time differs between Google and the booking sites, there is nothing exact for an assistant to quote.
Do I need better reviews, or more of them?
More of them. Local Falcon’s Hotel AI Visibility Index, across 66,240 AI searches of 998 US hotels, found ChatGPT named 83.8% of the properties with 2,500 reviews or more, and 52.1% of those with fewer than 50. Lighthouse, studying 4,545 travel prompts, found the link between a property’s guest score and how often ChatGPT named it was weak. In other words a 4.9 from thirty stays loses to a 4.3 from three thousand. What the reviews say matters as well: one that names the room, the trip and the neighbourhood answers a traveller’s question, and that is the kind that gets quoted.
Does my Google ranking carry over to the AI answers?
Not reliably. Tharro compared 695 unbranded hotel searches against 293,925 ranked Google and Bing results for the same questions: between 48% and 56% of the hotels the assistants recommended did not appear in Google’s organic results at all. ChatGPT and Google’s own AI Mode overlapped on only about 18% of the hotels they named. A page-one ranking is still worth having. It is not an answer about this.
We let villas and holiday homes, not hotel rooms. Is it different?
The pattern is sharper. Crafted Stays, looking at 160 AI answers across four assistants, found holiday-let operators were cited 97% of the time when the traveller typed their name, and only 10% to 15% of the time for unbranded trip-planning questions. Broad questions go to the big marketplaces. The operators that win the specific ones are the ones whose pages say which house sleeps how many, with what kind of pool, in which village, and in which months.
Why is the answer different every time I ask?
Because it is generated rather than looked up in a ranking. Kollective’s index, which repeated the same hotel questions over a month, found that asking again an hour later produced a different number one property on four queries in ten, and that the property named first was the same only 60.2% of the time on the same day. One screenshot proves nothing either way. What is worth tracking is how often you appear across many runs and several assistants.
Can anyone promise my property a place in the answer?
No. There is no paid placement inside an AI answer, and nobody controls what five assistants say. What can be done is measured: change what they read, ask again, and watch the share of answers that name you.
